A ceiling stain is a message from above — but it's written in a code. The stain's location, shape, and behavior tell a story about where the water came from. Learning to read it saves you from calling the wrong specialist.
A stain directly below a bathroom usually means plumbing — a shower pan, toilet seal, or supply line. A stain near an exterior wall after rain points to the roof or envelope. A stain that grows with plumbing use (showers, laundry) is plumbing; one that grows with weather is roofing or flashing. Yellow-brown rings are old and dried; dark, soft, or actively damp centers are current.
Bathroom plumbing (the #1 cause in two-story homes), roof leaks and failed flashing, HVAC condensate lines, ice-dam backup in winter, and — the overlooked one — a slow supply-line pinhole in the ceiling cavity that only shows when it finally saturates the drywall.
Don't just paint over it — stain-blocking paint hides the symptom while the leak continues. Don't assume the roof if the stain is mid-house under a bathroom. And don't ignore a stain that dried out months ago; the leak may be intermittent, not gone.
When the source isn't obvious — no active drip, no recent storm, stain far from bathrooms — or when a roofer already looked and found nothing. We trace ceiling moisture with thermal imaging and moisture meters, following it upward and sideways to the actual entry point, which is often surprisingly far from the stain.
Not necessarily. Intermittent leaks — a shower used occasionally, a roof that only leaks in wind-driven rain — dry between events. If the cause isn't identified, assume it's waiting.
Usually yes for the diagnosis — thermal imaging and moisture meters trace the path from the surface. A small opening at the marked source may still be needed for the actual repair.
Prolonged ceiling moisture can support mold growth in the cavity. If the stain is old or the area smells musty, mention it — and consider air-quality testing if anyone has symptoms. We find the water; mold remediation is a separate specialty.
